The requirement for a WDI inspection doesn’t come from Nebraska or Iowa state law. It comes from your lender. VA loans and FHA loans, the latter insured by HUD, require results to be documented on Form NPMA-33, the industry-standard reporting form developed by the National Pest Management Association. Most conventional lenders require the same form, even when it isn’t mandated by the loan program.

One important distinction: the NPMA-33 documents what was visible and accessible on the date of the inspection. It isn’t a warranty that the property is free of wood-destroying insects, and it isn’t a structural integrity report. It’s an accurate, dated record of conditions a licensed inspector observed, which is exactly what a closing table or underwriter needs.

We also note conducive conditions: moisture problems, wood-to-soil contact, or other factors that make a structure more vulnerable.

Areas that are obstructed or inaccessible on the inspection date, such as sections blocked by insulation, finished walls, stored belongings, or siding, are noted in the report rather than physically inspected. Every report is clear about what was examined and what wasn’t. No assumptions are made about areas we couldn’t see.
